Code in Las Vegas calls for R-38 in new builds. Most homes built between 1995 and 2010 were finished at R-19 to R-22 — and 20 years of compression and rodent traffic has settled it closer to R-15. Your ceiling stops being a barrier and starts being a heat sink for the 140°F attic above it.
Blown insulation loses up to 40% of its R-value the moment it’s compressed. Anywhere a contractor walked across the attic to service ducts, ran low-voltage wiring, or stored holiday decor, you’ve now got half an inch of useless fiber. You won’t see it from the access hatch — it takes an IR camera and a walkthrough to map the cold spots.
The Mojave sun hits a Vegas roof with surface temperatures over 200°F. Without a radiant barrier, almost all of that heat radiates downward into the attic and through your ceiling. Many homes never got one installed. The foil-faced versions from the 1990s have oxidized and flaked off in chunks, leaving the deck bare.
Vaulted ceilings in Summerlin, Anthem, and Mountain’s Edge look beautiful. The cavity between the drywall and the roof deck is often only six inches — not enough for code-minimum insulation. Surface temps on those ceilings hit 90°F in late afternoon while the rest of the room sits at 78°F, and your AC chases that gap until well after dark.
