We arrived at this property to assess reported issues with both air conditioning systems. The homeowner had noticed noise and poor cooling performance. After completing a full system diagnostic, it was clear the condenser fan motors on both systems were leaking oil, a sure sign of internal bearing failure. Additionally, both outdoor condenser coils were extremely clogged, creating extra strain on the systems.

What We Found

Both condenser fan motors showed signs of heavy oil leakage around the shafts. This indicated imminent motor failure due to worn bearings. The condenser coils were fully packed with dirt and debris, restricting airflow and causing high system pressures. We also inspected the capacitors and contactors, some of which were testing outside proper specs.

How We Fixed It

We replaced both failed condenser fan motors with universal 1/3–1/6 HP, 1075 RPM models to restore proper airflow and prevent further damage. We installed new 440/40+5 capacitors, ensuring correct operation of the motors and compressors. We also performed a deep outdoor coil cleaning on both units to improve efficiency, reduce system strain, and extend lifespan
