New-build ducts in Vegas almost always contain drywall dust, sawdust, and insulation fragments left from construction. The HVAC system gets commissioned, the protective caps come off, and the first time the blower runs, it spreads that debris through every vent in your home. Most builders don’t pre-clean. Most homeowners don’t know to ask.
The evaporator coil stays damp for hours after the system cycles off. Over time, that moisture grows a thin biological film — bacteria, mold spores, and dust trapped in residue — coating every fin. Every time the AC turns on, it blows microscopic particles of that film straight through the supply ducts and into the air your family breathes.
Supply ducts (the ones pushing cold air into rooms) get attention. Return ducts (the ones pulling air back from rooms) almost never do. They collect pet dander, skin cells, fiberglass shed from the air handler, and dust pulled in through unsealed seams. Most return systems in Vegas homes over 10 years old have never been opened.
